Southeastern buys Joe Mann, plus two other real estate veterans make career moves

Southeastern Construction and Development has bought Joe Mann Builders. Both Charlotte companies specialize in commercial construction.
Five employees of Joe Mann Builders will join Southeastern, whose clients include Bank of America, Sedexo, Inc. and Morehead Properties.

“We’re seeing a good market now for our interior upfit business, both office and retail,” said Kevan Smith, a partner in Southeastern. “We’re also seeing more activity in new construction.”

Joe Mann Builders had been looking for new leadership following the death of founder Joe Mann in July. Southeastern Construction and Development was founded by president David Fry in 1997.

Southeastern Construction and Development has purchased commercial construction firm Joe Mann Builders, the companies announced Monday morning.

Five employees of Joe Mann Builders will join Southeastern. Terms of the deal were not disclosed.

Joe Mann Builders had been looking for new leadership following the death of founder Joe Mann last year.

Southeastern was launched in 1997 as Fidelity Construction. It changed its name in 2006 when the company became a licensed utility contractor in North and South Carolina

Southeastern Construction and Development today said that it has purchased Joe Mann Builders.

Both companies are Charlotte-based commercial construction companies.

Five Joe Mann employees will join Southeastern under the deal, the terms of which were not disclosed.

Southeastern has been operating in the Charlotte area since 1997. Its clients include Bank of America, Sedexo and Morehead Properties, according to a press release from the company.

Joe Mann Builders had been looking for new leadership following the death of founder Joe Mann in July, according to the press release.

David Fry founded Southeastern under the name Fidelity Construction. In 2006, when the company became a licensed utilities contractor in North and South Carolina, it changed its name.

Late last year, Kevan Smith, a land broker at Southern Real Estate, and David Fry, who owns Southeastern Construction & Development, met with Tena Mann, the widow of Joe Mann, owner of venerable Charlotte construction company Mann Builders. (Joe, 56, died of cancer in July.) They made an offer and bought Mann Builders from Tena, and now the GC company runs under the Southeastern Construction & Development moniker. Kevan acknowledges that now may not be the best time to venture into construction, but he’s undeterred. “We are well-versed that these are not great economic times,” he tells us. “But we will live up to the good will that Joe left with us, with his employees, and with his customers.” Current projects include a $16k interior upfit for Cellphone Repair Store (which leased 1,100 SF at the Arboretum) and a planned $130k, 2,200 SF upfit for Carolina Spine & Vision in Indian Land, SC.

Five employees of Joe Mann Builders will join Southeastern Construction and Development. Terms of the deal were not disclosed. Southeastern Construction and Development has been doing business in the Charlotte area since 1997.

Like Southeastern Construction, Joe Mann Builders specialized in commercial construction. “We appreciated the talent in their company and knew they could help us grow,” says Kevan Smith, a partner in Southeastern along with President David Fry. “We’re seeing a good market now for our interior upfit business, both office and retail. We’re also seeing more activity in new construction.”

Southeastern Construction and Development (www.secbuild.com) was founded by David Fry in 1997 under the name Fidelity Construction. In 2006, when the company became a licensed utilities contractor in North and South Carolina, it changed its name to Southeastern Construction and Development to reflect the broad spectrum of services offered by the firm. In 2011, after a long career in real estate, Kevan Smith joined the firm as a partner.
